Baade Harbour Australia was commissioned by Wannon Water, after completing a number of smaller projects, to design and document a new head office complex on a new site adjacent to the eastern entry to Warrnambool along the Princes Highway. The brief called for a flexible working environment based on open office planning and an energy efficient building using passive and active solar design to ensure the building was designed to incorporate modern & effective energy efficiently measures while maintaining staff comfort.
This informed the design process and it was decided to construct a 2 storey rectangular, north facing building around a central courtyard used as a light well and ventilation port. A building management system controls the operation of the external windows which open on suitable days, thus minimising the use of mechanical air conditioning. In addition rainwater is collected and stored for use in toilet flushing and garden irrigation.
The new building has become an iconic structure in Warrnambool and has enhanced the operational outcomes for Wannon Water.
